A Simple Seasonal HVAC Maintenance Schedule
What to check yourself, and what's worth having a professional look at, across the year.
Every month: the filter
Check the air filter monthly during heavy-use seasons and replace it roughly every 1 to 3 months depending on the type, household (pets, allergies), and manufacturer guidance. This is the single easiest thing a homeowner can do to help a system run efficiently.
Spring: prep for cooling season
Before the weather turns hot, it's a reasonable time to schedule an AC tune-up — checking refrigerant levels, electrical components, and the condenser coil before the system is asked to run daily. Clearing debris and vegetation from around the outdoor unit also helps airflow.
Fall: prep for heating season
Before the weather turns cold, a furnace or heat pump tune-up can catch ignition, airflow, or safety issues before you're relying on the system every day. This is also a sensible time to test carbon monoxide detectors near sleeping areas if the home has gas heating.
Year-round: keep an eye on the basics
Keep vents and returns unobstructed by furniture or rugs, listen for new sounds, and note any change in how evenly the home heats or cools. Small changes are often easier — and cheaper — to address early than after they've progressed.
